DAILY NEWS: Universal appeal: Massive redevelopment offers great promise for San Fernando Valley



It caught my attention during a Mayor Sam blogger's comment/cut and paste this morning, cause it sounded good to ZD. Then I reached out to some others, to see if this is the real deal; or some shady, diversionary tactic. So thanks to the ZD helper who sent me this (what appears to be) balanced report on this issue. [Further description under this comment section]

IT almost sounds too good to be true: Thousands more housing units in a city with a desperately low housing stock; thousands more jobs, especially in the entertainment industry; plenty of open space; a tourism magnet that will generate billions in economic growth and millions for the city's general fund.

What's not to like about NBC Universal's $3 billion, 25-year plan for Universal City? Nothing - at least not yet.

On its face, this is the sort of proposal for which the San Fernando Valley and all of Los Angeles have been waiting for a decade. It meets several critical needs, and its architects promise to work with the local community to ensure that the development will not harm the environment or the local traffic situation.

Still, neighbors have reason to be concerned, if not skeptical. They have seen false starts on Universal expansion before. And Los Angeles history is replete with stories of big developers and city officials colluding against the interests of neighborhoods. This history has given birth to legions of NIMBYs.

So it only makes sense for neighborhood groups to scrutinize NBC Universal's plan closely, and stay involved every step of the way. Careful attention must be paid to the obvious community interests. And company and city officials must work hard to mitigate the effects that expansion will have on traffic, noise, air and light pollution, and the local quality of life.

But these are concerns that, with effort, can be addressed and balanced - and they should.

This is an opportunity too good to compromise through NIMBYism or backroom deal-making. The Valley needs the jobs and the homes. And there's no more logical place to develop, given the proximity to the Red Line.

With proper oversight, this development should be able to get universal approval.

The Universal project is hilarious. The City mothers have been telling us for two years now that we need more units, we need more units, we need more units. They cite: census figures. WHERE IS THE PROOF? The City can't even count the number of rental units in the City; how does it know it needs the greenlight to make so many more units?

Hey, why don't we just move all "90,000" homeless into these $750K+ units. That will solve all our problems!

What an effing fiasco. The City needs units for downtown diaspora poor folk, but it will only build units for 아빠 돈 한국어. I give up.

I hate when you open my eyes and them i have to be bitter and angry,instead of blissfully ignorant and happy.

So of course, it's just a fresh new piece of meat, i mean piece of land the mayor can start building new expensive luxury condos ontop of, so his short list of prefered contractors can make they money building them, then kick back a little "something-something" to people's re-election campaign. Yeah, yeah...ZD likes that racket...I gotta run for Mayor. Does anyone have Eli Broad's phone number? Hoody hoooooooo!

The house made famous by ALFRED HITCHCOCK's classic thriller PSYCHO is to be moved to make way for thousands of new homes as part of Universal Studios' redevelopment programme.
The property, where JANET LEIGH's character was murdered by ANTHONY PERKINS' NORMAN BATES in the classic 1960 movie, stands on a hill overlooking a rundown motel, and is a popular tourist attraction at Universal City in Los Angeles, California.
Also being moved is with the disaster scene from STEVEN SPIELBERG's recent WAR OF THE WORLDS.
Titled the Vision Plan by the studio giant, the $3 billion (£1.53 billion) development will build homes for 2,900 occupants, provide jobs for 11,000 people and generate $4 billion (£2.03 billion) in annual economic activity.

Los Angeles Mayor ANTONIO VILLARAIGOSA says, "This is a blockbuster, a transformative project, a city-making project, and it will ensure Los Angeles remains the entertainment capital of the world.
"With a housing crisis, traffic congestion and an ever-growing population, this is the face of smart, responsible, environmentally friendly development for the future."

My question was to be,"Will this housing be apartments for the many tenants that are being thrown out of their units right and left because of conversions to and demolishing for new Townhouses that then sell at exorbinant prices?"
