Equilibrium price: supply equals demand. Disequilibrium price: supply exceeds demand, or vice versa. Houston, we have disequilibrium: the number of homes sold in Southern California last month dropped 21% from the previous year, and 16% from the previous year.
Houses and condos aren't selling because buyers aren't willing to pay the prices sellers want. One big reason is that interest rates have, per the Fed, marched upwards for month after month. Expect prices to fall in coming months to restore equilibrium.
