Hey City Council...Start Enforcing The 1981 Law You Continue To Ignore For Your Own Special (Condo-Conversion) Interests...Now, Please
You've heard ZD post and speak relentlessly on the topics of affordable housing requirements and tenant relocation rights pertaining to the Mayoral/Council-imposed condo-construction boom that is destroying the socio-economic and cultural fabric of the (soon to be) once great City of Los Angeles. It was one of the first issues I brought to the table on Mayor Sam (Sept. 6, 2006) thanks to the information provided to me by fellow watchdogg, and leader of this issue, Noel Weiss.
So much so, now even Steve Hymon has picked up on the issue in L.A. Times, months after the fact. But since all you get from City Council is a bunch of foot- dragging, diversionary cover-up tactics and "bottom-of-the-pile filing" on anything that takes money out of CC's coffers (and Wendy Greuel is the biggest culprit on this topic, which is why I have such disdain for her) I'M STILL F*CKING WAITING!!!
Council is making an attempt to look like they want to do something about this housing crisis, that is displacing lower-income and middle-income residents into the streets, due to lack of affordable housing in the City BECAUSE of all the luxury condos there seems to be such a demand for. Except there ISN'T such a demand for it, only a demand for the Mayor and City Council to have real estate developers contribute to their re-election campaigns. So the vacancy laws are ignored, and the steamrollers continue to roll.
SO HERE'S THE BOMBSHELL: Did you know that you may not do a condo-conversion unless there is more than a 5% vacancy rate in the area? It's true! THE LAW HAS BEEN IN EFFECT SINCE 1981!!!
However, Mayor Antonio Villarigrosa and YOUR Los Angeles City Council has this little game going where they pretend the law doesn't exist and they ignore this law. (Less than 5% means displaced tenants can't reasonably find anywhere else to live.)
AND GUESS WHAT Y'ALL...2.8% is the highest vacancy rate in the City (which is less than 5%), so there shouldn't be any condo conversions going on at all, y'all.
But too late now, all the money has been made, just in time for Council to start "looking into" enforcing this 1981 law (as March election season is approaching), but I'm sure Wendy Greuel will continue to do everything in her power to keep this little "vacancy" issue tied-up with debate and discussion until she is termed-out. (Herb Wesson, can you do something more about this? Because Zine, who was looking into it, passed the ball to Greuel and that's like having Foghorn Leghorn watch the chicken coop.)

So, ZD says WE ARE going to get the affordable housing I've been screaming about on TV 35, Mayor Sam and KABC radio. It's called brand-new luxury condos that there is no demand for so prices will be forced to be slashed by the owners. Talk about vacancy rate...

Welcome to Chicago, because what we have hear folks is Chicago politics. But hey, don't be so quick to pitch a fit. YOU VOTED FOR THESE GUYS.

NOTE: No one loves to hear bad sh*t about the Mayor more than ZD, cause I'm new to City politics and I love to learn the real deal, inside scoop. But do me a favor. Please try and bash the Mayor for his performance (or lack of performance) pertaining to actual City business. I don't care who he f*cked, what kind of childhood he had, how bad his grades were and all that other stupid sh*t they printed in that Daily News "Man/Myth" story.
If it doesn't affect the constituents of L.A., please don't post it on my issue oriented stories, post it on the open thread. This isn't supposed to be the National Enquirer. BUT MAKE NO MISTAKE, there is enough shady issue-oriented stuff going on that I doubt the Mayor will be re-elected, at this point, based on his performance. So try and focus on that stuff.

Again, some of the bashing IS INDEED relevant (and I want to still see that), but much of it is about as relevant as Bradgelina or TomKat talk on Access Holllywood. That's all.

ZD, could you reel that sentence in a bit?
We have a conversion moratorium downtown, and we have a pending moratorium on the west side. But they're very different, as one bumps units from transient to middle-market, and one bumps units from middle-market to upscale (at least price-wise).
Fueling both of these is grey-market labor---where people can make money off of paying laborers next to nothing to upgrade property.
I know you like to rant about affordable housing, but please if you can, make your sentences less elliptical and state the problem concisely. To me, the problem is using cheap labor to make a profit on housing. What is it to you, exactly?
IF Mayor Sam or you put up an open thread maybe people could post. ZD now you're sounding as if you own this website. If Mayor Sam couldn't get people to stop blasting the Mayor you really think you can???? Think again.

Please re-read my comments regarding Mayor bashing. You obviously didn't read it thoroughly, or you simply have a low reading comprehension. And by the way, since I don't own the site, I would never consider posting an "open thread" unless Mayor Sam aksed me to.
Has anyone noticed how certain areas of the city get relief from Condo conversions and demolitions, but not the whole city? How do they excuse that?
Particularly, when there is no housing crisis. The correct figure for population increase is a total of only a ten percent increase in 24 years - that is no housing crisis - that is a developer's crisis - so the greased politician's answer is to create a crisis. How? With lies, of course.
Great? LA was never and will never be great as long as the poser AV spends more time plastering his mug on the glossies than he does ridding this city of graffiti, garbage, and yes, angelos without a home. AV has done nothing for this city other than improve the underground for the illegals.
