One day after developer AEG and Farmers Insurance Exchange announced their naming rights deal for a proposed NFL stadium downtown, a leader of an opposing stadium project in the City of Industry said his plan had more substance.

John Semcken of the Majestic Realty Group, which aims to build a stadium on its 600-acre site on the northern side of the 57 and 60 freeway interchange, told 710 ESPN's Steve Mason and John Ireland on Wednesday he thought AEG "did an unbelievably good sales job yesterday. But I think our project is the only one that's going to be built.
"We have designed the building, we have shown how we're going to finance the building. We have 100 percent of all the public approvals, we have 100 percent of all environmental approvals. ... We know how we're going to do the naming rights deal."
Majestic Realty Group has two approved environmental impact reports and says it is ready to begin construction as soon as a team is in place. AEG must still pass an environmental impact review, complete the entitlement process and come to a long-term land lease agreement with Los Angeles.
Semcken said his group would like to have an agreement in principle with a team by the time the NFL's new collective bargaining agreement is completed. The current agreement expires March 4 and the league and players' union have been bracing themselves in the event of a work stoppage.
"We want to have football here as soon as possible," Semcken said. "We don't want to wait until 2014 or 2015. We want football here in 2011."
AEG president and CEO Tim Leiweke said at Tuesday's press conference he believed the downtown stadium could open in 2015.
Semcken said his planned stadium's location in the "heart of this region" is the only plan that "could service Orange County, the Inland Empire and L.A. equally." He said his group's plan would ultimately win out because "there's one stadium that has all the approvals necessary to start tomorrow."
